Terms & Conditions

Paying for Accommodation

  • If your arrival date is 2 weeks or less away then full payment is required within 24 hours of your booking.
  • If your arrival date is over 4 weeks from your reservation date 25% of the total booking cost is required to secure the booking. The balance to be paid 14 days before your arrival.
  • You can pay for your booking via Bank transfer or card (debit or credit).
  • The damage deposit is a pre authorisation of your card only. No money will leave your bank account if no damage is caused. The damage deposit will not be taken in cash.

Cancellations Policy

  • Full refund for cancellations made within 24 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in.
  • No refunds for cancellations made within 7 days of check-in.
  • We strongly recommend you take out adequate Travel Insurance to cover payments required due to cancellations.

Amendments or Cancellations by Park House

Should Park House for reasons beyond its control need to change a booking/room, then it will use all reasonable endeavours to offer the guest alternative comparable facilities at no additional cost or liability. In these circumstances the guest may accept or decide to cancel the contract, and accept the return of the deposit and any other monies paid in advance. This is the limit of Park House’s responsibility.

Agreement for Occupation

  • You must be 18 years or over when you book your accommodation. Photo ID (such as photo driving licence or passport) MUST be sent to us for the lead guest at least 24 hours before check in in line with The Immigration (Hotel Records) Order 1972. Failure to do so could result in your booking being cancelled.
  • You may arrive at your accommodation from 3pm (except if it is stated different) on the start day of your booking and, unless otherwise agreed, you must leave by 10:30am on the last day. If you fail to arrive by 8pm on the day of the start date and do not advise us of a late arrival we may treat the booking as being cancelled by you.

Guest Obligations

  • Smoking is strictly forbidden throughout the entire property; this includes the windows and ensuites. We are required by law to be “smoke free” and guests will not be able to smoke anywhere inside Park House. You are permitted to smoke in the grounds. Accommodation providers can be fined up to £2500 if we fail to enforce these laws. Regrettably, anyone who has been found to be smoking indoors will be liable to a cleaning charge of up to £200, payable against the credit card held to cover the booking. You are deemed to have accepted these terms and conditions by reserving a room.
  • Check-in from 3pm to 10pm unless agreed in advance. Check out is at 10:30am.
  • We try to be as flexible as possible so please enquire in advance if you require check-in/out at times different to those advertised. (Subject to availability/charge)
  • To ensure we are on site to greet you it would be really helpful if you could inform us of your approximate arrival time.
  • No parties or events to be held unless pre-arranged with owner, in writing. If a party is to be found at the property, we have the right to ask you to vacate the property without refund.
  • Guests will not do anything that may cause a nuisance or annoyance to the owners or to any other occupier or guest of adjoining properties or do anything at the property that is illegal or immoral.
  • Noise disturbance after 10pm and before 7am can be reported to the local Council.
  • No exceeding of the number of people booked without written prior permission from the owner.
  • No-one other than those originally booked for are allowed to sleep at the property.

Lost Property

  • We have a minimum handling charge of £5 for returning guest property, plus postal charges.
  • If not claimed we hold property for a period of 14 days. It will then be passed to a local charity shop.
  • Park House does not accept liability for any lost, stolen or damaged items.


  • Please note we do have private parking at Park House. Park House does not accept responsibility for any loss or damage to cars parked.


  • We reserve the right to charge for breakages and/or damages to Park House, against the card held for payment. Persons making the booking will be held responsible for any damages.

Additional Information

  • Pets: Unfortunately, we do not allow any pets.
